Vice President – Land Transactions

Job Description

Role Dimensions :
Lead Generation
•Responsible for generating new clients and business leads
•Develop Relationships with Land-Owners/ Aggregators to source new land parcels/options
•To figure out corporates/ SME companies owning land parcels and develop relationships with such entities


Transaction Management
•Collating all relevant information in a structured fashion
•Making Presentations, Deal Books & IMs for land options sourced
•Conducting Land inspections, negotiations and building win-win situations
•Knowledge of zonal regulations and understanding liaisoning challenges
•Assist and Collaborate in closing transactions, due diligence and documentation


Supply Creation
•Regular Follow Ups with Existing & New Clients and Database Management
•Dedicated discussions with aggregators, owners and industrial clients to create supply of land parcels

Client Relationship
•Following up regularly with clients to identify additional business opportunities
•Create opportunities for repeat business from existing clients

Managerial Role, Sales & Profitability
•Ensure service delivery, client retention and new land property additions.
•Managing a team, Take land team meeting periodically to review the deals, performance, feedbacks, give inputs and motivate the team.
•Revenue generation and P&L responsibility for the vertical for meeting targets.

Technical Specification :
•Should have relevant or overall experience around 10 to 15 years in Real Estate Transactions including Land Transactions
•Should be well versed with Transacting Land parcels in Bangalore - Both Sale of Land, Joint Developments & JVs
•Should have good knowledge in sourcing direct land parcels and have direct landowner connects (local market knowledge)
•Should have worked with and is well aware of local, regional and national developers having presence in Bangalore
•Understands Revenue & Development Issues (Zonal regulations) of Land Parcels in Bangalore and Karnataka in general
•If he/she has been on the consulting side, it will be beneficial

Personal Specification :
•A smart and agile person with a good temperament would be preferable
•Well-spoken in English, Hindi and ability to carry themselves well as they will be client-facing
•Should be able to speak Kannada for sure. Read and Write Kannada is a welcome aspect as well
•If the person knows Telugu well, it is always an added advantage
•Ability to learn and wanting to grow in the field
•Ethical aspects are also very important

Education/Experience

Education : Bachelor's Degree Minimum/ PG
Industry : 10 - 15 years of Transactional Experience
Relevant Experience : Land Transactions, Capital Markets
Reporting to : Management
